Buying a home or remortgaging is a big financial step. Before you speak to anyone, it helps to get a feel for the numbers — how much you might borrow, what your monthly payments could look like, and what costs to budget for.

Our calculators give you a quick, private estimate. They won't affect your credit file, and there's no sign-up needed. Just bear in mind that a calculator can only ever be a starting point — it can't see your full credit picture or know which lender's criteria fits your situation. For that, a free chat is worth far more than any calculator.

If you have bad credit, this is especially true. A generic calculator assumes high-street lending. We work with specialist lenders across the whole market, so the real answer for your situation might be very different — usually better than you'd expect.

How accurate are mortgage calculators?
Calculators give a useful estimate but can't account for everything a lender assesses — your credit profile, income type, existing commitments, and the specific lender's rules. Treat the results as a guide, not a guarantee. For an accurate picture, speak to a broker.
Can I use these calculators if I have bad credit?
Yes, the calculators work the same way regardless of credit history. However, bad credit affects which lenders will consider you and at what rate, which a generic calculator can't reflect. We can give you a realistic picture during a free chat.
Does using a calculator affect my credit score?
No. Using a calculator on this website has no effect on your credit file. Only a formal application with a lender creates a hard credit search. Calculators are completely private and leave no footprint.
What's the difference between how much I can borrow and how much it will cost?
The borrowing calculator estimates the maximum a lender might lend based on income. The cost calculator estimates your monthly repayments for a given loan amount, rate, and term. Use both together to plan your budget.
